How a working day runs, step by step.

Resale deal, enquiry to brokerage

A buyer's requirement becomes a deal with the agreed brokerage on it, and the brokerage invoice is drafted from the deal.

  1. Create buyer fields such as property type, localities and budget once, on the Custom fields page
  2. Add the buyer as a client and fill in what they are looking for
  3. Open a deal for the buyer on the CRM pipeline
  4. Log each site visit on the deal as a meeting, with your notes
  5. Enter the agreed percentage in a deal field you named Agreed brokerage
  6. Press Create invoice on the deal: the line is drafted as that percentage of the deal value

A deal shared with a co-broker

The co-broker's name and share are written on the deal before anyone bills. The split is a record on the deal; Finocket does not post it to your books.

  1. Add the co-broker to your clients
  2. Create two deal fields, Co-broker and Co-broker share, on the Custom fields page
  3. Fill both in on the deal
  4. Press Create invoice on the deal and set the line to your part of the brokerage

Brokerage from a developer

A channel partner bills the developer and records the payment at the full amount with the TDS the developer deducted, so the invoice closes as paid.

  1. Add the developer as a client of type Builder
  2. Invoice the developer for the brokerage, with the SAC and GST rate your CA advises
  3. Record the payment against the invoice at its full amount
  4. Turn on Client deducted TDS, pick the section your CA advises and check the amount against what was deducted
  5. See what developers deducted on your TDS summary

A rental, landlord and tenant

Both sides of a letting in one client list, each billed for their part of the brokerage.

  1. Add the landlord and the tenant as clients
  2. Create a Rentals pipeline on the CRM board and open the deal there
  3. Raise a brokerage invoice to each party from the deal
  4. Send each a reminder from the outstanding list: it opens a WhatsApp chat that you send from your own phone
  5. Mark the deal won when the letting closes

Month end with your CA

Books, GST working and a Tally file for your CA without emailing spreadsheets.

  1. Import the bank statement and match each line to a payment or an expense
  2. Review the GSTR-1 and GSTR-3B working on the GST returns page
  3. Invite your CA with the accountant role
  4. Your CA downloads the hand-to-CA bundle or a Tally file

Calls and walk-ins kept as leads

Every enquiry is noted as a lead, worked through its statuses, and turned into a client and a deal when it is serious. Website forms are not part of this flow.

  1. Press Add lead on the CRM page and note the caller's name, phone and what they want
  2. Move the lead from New to Working to Qualified on the Leads board
  3. Convert a serious lead into a client
  4. Open a deal for them on the pipeline

Every deal with its next step

Each open deal carries its next step and its date, and the CRM lists the ones that are due. Nothing is sent to the buyer for you.

  1. Log the call or meeting on the deal
  2. Set the next step and its date: today, tomorrow, next week or a day you pick
  3. Open the CRM: deals whose next step is due today or overdue are listed above the board
  4. Mark the deal won or lost when it closes

Site visits logged from the field

A visit is logged on your phone against the client and the property, with notes you can dictate.

  1. Open Add visit when you are at the property
  2. Pick the client, and the project you keep for that property or create one there
  3. Dictate your notes, or record them and let the transcript fill in
  4. Save, and find every visit on the Visits list, searchable by client

Paying a co-broker their share

When the whole brokerage comes to you, the co-broker's bill is booked as an expense, with TDS when your CA advises it, and what you still owe them stays in view.

  1. Add the co-broker's bill as an expense under their name
  2. Turn on TDS, enter their PAN and pick the section your CA advises
  3. Mark the bill paid, or note what you have paid so far
  4. See what you still owe each co-broker on the Suppliers page
  5. See the TDS you deducted, quarter by quarter, on the TDS page
